THE BUSINESS

Painter Creek Lodge is an operating fly-in fishing lodge that caters to upscale flyfishing anglers from all over the world.  Anglers come to Painter Creek seeking a completely uncrowded wilderness fishing experience. 

Painter Creek is a part of the Mother Goose Lake/King Salmon River drainage, a river and stream system that boasts unbelievable runs of Pacific salmon as well as freshwater game fish such as arctic char, arctic grayling, northern pike, and rainbow trout. 

The location of the lodge is what makes it so secluded and exciting.  There are no other established fishing lodges within 50 air miles of Painter Creek, so Painter Creek anglers see none of the frenzied competition for prime fishing spots that plagues the lodges that are located further north and nearer to the towns of King Salmon and Dillingham.  

The lodge currently operates during an 8-week season from the first week of July through the first week of September.  Jon and Patty presently limit the number of anglers to 8 per week at a price per angler of $4,600, all-inclusive except for fishing fly purchases.  This scaled-back level of operation reflects Jon and Patty's decision not to offer fly-out fishing options.  Fly-out fishing is definitely possible from Painter Creek Lodge and could significantly increase both the number of anglers that could be accommodated per week as well as the price each angler would pay per week.

A new owner wishing to maximize revenue would be able to consider all of the following alternatives:

  • Fly-out fishing via bush plane or helicopter

  • Hiking and backpacking in a completely untraveled alpine environment

  • Adventure travel packages to offer raft trips, sea kayak trips, or Pacific coast excursions

  • Guided big game hunting for Alaskan brown bear (grizzly), moose, and/or caribou.

 
Another business option might be helicopter or backcountry skiing.  The mountains behind the lodge have an enormous variety of bowls, ridges and faces that hold snow well into summer.  Skiing on powder or corn snow in the morning and then fishing for king salmon in the afternoon is a very definite possibility.  This photo was taken on a ridge right above the lodge (airstrip visible at bottom of ridge):



One final thought is that Painter Creek Lodge would make an ideal family or corporate retreat.   Painter Creek offers a combination of facilities, access, and setting that probably can't be duplicated now or in the future. 

This property was originally homesteaded in 1872 and today most of the adjoining land is set aside by the United States government as a National Wildlife Refuge.  It would be difficult or impossible for a similar tract of land to be developed by a private entity today.  This is the type of property whose value is defined by the surrounding natural resources and magnified by the fact that there are no similar properties available nearby at any price.
